If there is no large or clearly visible damage, there are still a number of signs to look for to determine if you need a new roof.
Roof damage can be easy or difficult to see, depending on the type of damage.
- Shingles – if shingles are cracked, discolored, buckling, or curling, it is time to repair or replace.
- Flashing – if flashing around vents or chimneys is missing or damaged, they need to be replaced or repaired.
- Plant Growth – if you notice moss or discoloration on the roof, it can mean there is improper function, and it should be evaluated by a professional.
- Sagging – if your roof is visibly sagging at all, this is a severe problem and needs to be repaired as soon as possible to prevent more damage.
You may notice homes surrounding yours will all get roofs around the same time. This is due to homes being built around the same time and experiencing the same weather conditions will generally need roofs replaced around the same time. A properly installed, well-constructed roof will typically last between 15 and 20 years.
Roof replacement is the removal, repair, and replacement of everything related to the roof. This includes repairing or replacing the underlayment, repairing or replacing rafters, replacing flashing, replacing or adding a breathable membrane, and removing and installing new shingles.
Reroofing is when you layer new shingles on top of existing shingles. This is a good option for a roof in generally good shape and has no leaks or missing shingles. This can only be done every other time replacement is required, so a complete replacement is needed if you have two layers of shingles right now.
The cost of replacing a roof will vary from home to home as there are many factors, including the type of shingles, the current state of the roof, and if any major repairs are required.
